Manhattan: the show of the changing city

New York, “the city that never sleeps”, also never stops transforming and creating a spectacle, staying true to its nature. Since 11 September 2001, entire neighborhoods between Midtown and Lower Manhattan have come back to life. They have new identities and new scenes and even when there no longer seems to be space to continue building the legend of the metropolis, new, slender buildings emerge, preferably tall buildings, which can exploit the empty or abandoned spaces that are still available in the very dense urban environment. Over fifty architectural and urban planning projects have been completed or are under construction: over the coming years, these projects, designed by celebrated international architects, some of whom are working in Manhattan for the first time, will change the famous skyline.

10 Hudson Yards

The first skyscraper completed at Hudson Yards has been operative since May 2016. It is the largest private urban regeneration and transformation project in the United States and in New York since the Rockefeller Company. The 267-meter-high, 52-storey tower, which boasts Class A LEED offices, attracted companies such as Coach, Inc., L’Oréal USA, SAP, The Boston Consulting Group, VaynerMedia, Intersection and Sidewalk Labs. It is directly connected to the subway, the High Line and the public spaces of the new neighbourhood that is currently under construction. Once completed, Hudson Yards will feature 6 towers for offices, stores and residences, a gallery for retail and restaurants, the art center The Shed, a school and an Equinox® hotel with a gym.
The mega-project encompasses 5 hectares of public spaces with squares and gardens and close integration between buildings, roads, parks, services and transportation, enlivening the West side of Manhattan with a new urban center.
Operativo da maggio 2016 il primo grattacielo completato a Hudson Yards, il più esteso megaprogetto privato di rigenerazione e trasformazione urbana degli Stati Uniti, e di New York dai tempi del Rockfeller Center. La torre alta 267 metri per 52 piani di spazio per uffici di Classe A LEED ha attratto aziende come Coach, Inc., L’Oréal USA, SAP, The Boston Consulting Group, VaynerMedia, Intersection e Sidewalk Labs ed è direttamente collegata alla metropolitana, alla High Line e agli spazi pubblici del nuovo quartiere in costruzione. Una volta completato, Hudson Yards conterà 6 torri per uffici, negozi e residenze, una galleria per retail e ristoranti, il centro per le arti The Shed, una scuola, un hotel Equinox® con palestra.
E con 5 ettari di spazi pubblici con piazze e giardini, il megaprogetto prevede una stretta integrazione fra edifici, strade, parchi, servizi, mezzi di trasporto per dare vita sul lato Ovest di Manhattan a una nuova centralità urbana.

VIA 57 West

In April, the American Institute of Architects awarded VIA 57 West with the Housing Award in the Multifamily Housing category, partly for having created a new type of building, the courtscraper. BIG’s first work in New York, completed in 2016, is a hybrid between a European courtyard building and a skyscraper in a complex that combines the advantages of both: compact, reassuring and efficient, but ‘extroverted’, set in the city and in the Hudson River park. Its distinctive feature is one of the four angles of the rectangular volume, which is raised 137 meters high and carved by an inner courtyard, creating a bold, seemingly triangular silhouette, which changes shape depending on where you observe it from: a pyramid from the West Side Highway and a spire from West 58th Street. The vast, south-facing, sloping roof is perforated by the terraces and verandas of the apartments, which come in different designs and sizes overlooking the city and the river in a continuous exchange between inside and outside.

L’opera prima di BIG a New York, completata a settembre 2016, ibrida le tipologie dell’edificio a corte europeo e del grattacielo in un complesso che unisce le virtù di entrambi: compatto, rassicurante ed efficiente ma ‘estroverso’ sulla città e sul parco dell’Hudson River. Il trucco sta nell’innalzare uno dei quattro angoli del volume rettangolare, inciso dalla corte interna, fino a 137 metri di altezza per creare una forma ardita e in apparenza triangolare che muta silhouette a seconda del punto di osservazione: una piramide dalla West-Side-Highway e una guglia dalla West 58th Street. La vasta copertura decrescente, rivolta verso sud, è perforata dalle terrazze e verande degli appartamenti, che con diversa dimensione e tipologia si affacciano sulla città e sul fiume in uno scambio continuo fra interno ed esterno.

The Bryant

The first residents are expected to move this year into the apartments of The Bryant, the tower designed by David Chipperfield Architects in Bryant Park, Midtown Manhattan. The building, which has a light concrete column façade completes the row of buildings of different heights overlooking 40th Street and is divided into three parts according to the tripartite pattern characteristic of New York skyscrapers, featuring a base, shaft and crown.
The first 15 floors of the building’s 34 floors host a boutique hotel, while the higher floors contain apartments of different sizes, including two triplex penthouses. Each of the 57 residences is illuminated by full-height windows and organized into spaces that are made fluid and continuous by wall panels that conceal installations and structures. Services for residents include a lobby with a lounge area, the Club Living Room Lounge with a bar, a dining and meeting room and a terrace overlooking the park.
I primi residenti dovrebbero insediarsi già quest’anno negli appartamenti di The Bryant, la torre progettata da David Chipperfield Architects a Midtown Manhattan su Bryant Park. L’edificio, con una facciata a colonne in calcestruzzo chiaro, si inserisce, completandola, nella cortina di architetture di diversa altezza affacciate sulla 40th Street e si articola in tre parti secondo lo schema tripartito tipico dei grattacieli di New York, base, fusto e coronamento in altezza. Dei 34 piani totali i primi 15 ospitano un boutique hotel, mentre gli appartamenti di diverse dimensioni arrivano fino alla sommità, dove sono sistemate due penthouse triplex. Ognuna delle 57 residenze è illuminata da vetrate a tutta altezza e organizzata in spazi resi fluidi e continui da pannellature a parete che nascondono impianti e strutture. Fra i servizi per i residenti, una lobby con zona lounge, il Club Living Room Lounge con bar, sale da pranzo e per riunioni e una terrazza sul parco.

A symbol of the 21st century, this 100-meter-high twin tower will redefine the Soho skyline, rising above the lower silhouettes of the 19th and 20th century cast iron buildings typical of this historic area of Manhattan. The structure consists of slender columns and a glass casing with rounded corners, which enlarges the exterior and interior views of the 115 apartments which, ranging from studios to duplexes to penthouses, feature full-height windows that offer a view over Midtown and the Hudson, and a meticulous interior design project. Many spectacular common areas are planned, including a double-height lobby with a 24/7 concierge, automated parking, a salt water pool, gym and wellness center, a media room, kindergarten, terrace with a garden and an over 27-meter-high glazed lounge area with a winter garden, cafeteria and reading area. Sales have already begun and the tower is expected to be completed in 2018.
Come un simbolo del secolo contemporaneo, ridefinirà lo skyline di Soho la doppia torre alta 100 metri che svetterà sopra i profili più bassi delle architetture cast iron del 19esimo e 20esimo secolo tipiche di questa zona storica di Manhattan.
La struttura dotata di sottili montanti e di un involucro in vetro arrotondato negli angoli consente di ampliare le vedute esterne e interne ai 115 appartamenti che, dal monolocale al duplex alle penthouse, disporranno di vetrate a tutta altezza per godere della vista su Midtown e sull’Hudson, e di un progetto di interior design curato nei minimi particolari. Spettacolari e numerosi gli spazi comuni previsti, una lobby a doppia altezza con concierge 24/7, parcheggio automatizzato, piscina con acqua salata, palestra e centro benessere, media room, kindergarten, terrazza con giardino, e una zona lounge vetrata di più di 27 metri di altezza con giardino d’inverno, caffetteria e zona lettura.
Con vendite già iniziate, il completamento è previsto nel 2018.
